As a seasoned and experienced Property Manager of single family homes since 1998, I have really come to enjoy the work I do and would like to expand upon the portfolio of homes that I currently and successfully manage.

What Our Services Include:
Advertising*
Online advertisements include full-page color photos, directions, and important information
  about your home on our website and other effective internet sites.
We post newspaper ads in the Sacramento Bee and place a "for rent" sign in front of the home.
We maintain a waiting list of prospective renters to be notified by email when new homes become
available.
SacCityRentals will prepare custom color marketing flyers highlighting all of the important aspects of
  your property and offers a FREE application process to all prospective tenants.

Prompt response to prospective tenants*
We reply to most tenant phone calls and email requests for more information on the same day.
We pre-screen prospective tenants and then offer them private showings of your property at their 
        convenience.
We're also available on evenings and weekends to show properties when tenants are available.
  We understand that people have busy schedules and we try to be as accommodating as possible to potential
         renters looking for a home.
SacCityRentals never charges any application fees or credit check fees, which also encourages a greater
         response to available homes.

Tenant screening, placement, and move out*
Our tenant screening process includes a Credit Check, Prior Eviction Check, Employment
        Verification, Identification Verification, and references from previous Landlords.
We will take care of all the details related to the final tenant selection and placement including the
        signing of a rental agreement, pet agreement (if applicable), initial walk-through inspection of the
        home, and transfer of keys, remotes, & mail keys, etc.
Upon move out, we perform a move-out inspection with the tenant comparing the condition
        of the home at that time with the move in condition.  It is the owner’s responsibility to provide for
        maintenance that is considered normal wear and tear.  Damages or excessive wear on the home will
  be deducted from the tenant’s deposit.

Rental collection and expenses*
We take care of the monthly rent collection and the day-to-day management of your home.
We offer routine home inspections and drive-by inspections at no additional cost to our owners
Statements and rent proceeds are processed around the 20th of each month reflecting the current
        month’s income less any expenses.
We offer quick, 24-hour response times to all maintenance issues and work with several local
        contractors who will provide exceptional services at discounted rates to our owners.
At the end of the year, we also provide a summary of all rents and related expenses for your property.
SacCityRentals does not mark up repair invoices.

Fees for our Personalized Property Management Services*
$650 Placement Fee.  The placement fee includes all related advertising costs, showing of the home,
        tenant screening, credit checks, background checks, signing of the lease agreements, and final tenant
        placement.  There are NO hidden fees or additional costs for advertising!

$75 Monthly Management Fee.  The management fee provides for the monthly management of the
        home and insures on-time rent collection. We perform periodic inspections of the home, and respond to
and handle all maintenance and other issues as they arise, typically within 24 hours.
