Tenant Screening, Placement, Everyday Management, and Move Outs
• Our Tenant screening process includes verification of the following:
Complete Credit History /Identification Verification (copy of Drivers Licenses)
Employment Verification and Income/ Prior Landlord References and Payment History
Prior Eviction Checks and Clearance
We will handle all items related to the day to day management of your home (click Fees)
• We can coordinate cleaning, repairs or maintenance needs on your behalf, at no extra charge*
• We'll handle the final tenant selection, paperwork, walk-through inspections, and final move in.
• Our minimum lease term is 1 year. Equal value of rent will be collected as a security deposit.
• FREE Walk Through Inspections are completed with a Licensed Contractor for our Owners.
• We offer quick, 24-hour response times to all maintenance issues and work with several local
contractors who will provide a great service and discounted rates for most repairs.
• We will handle the move-out inspection and maintenance items required to re-rent the home.
(Damages or excessive wear on the home will be deducted from the tenant’s security deposit)
Owners are responsible for lock changes, touch up painting, and carpet cleaning, as needed.
All tenants are required to professionally clean the home before they move out.
Rental collection and expenses
• We take care of the monthly rent collection and the day-to-day management of your home.
• We offer routine home inspections and drive-by inspections at NO ADDITIONAL COST to our
owners.
• Statements and rent proceeds are processed and mailed by the 25th day of each month.
• Owners will receive a year-end tax summary of all rents and expenses paid including form 1099
