• $99 Management Fee

The Monthly Management Fee includes the following:


• Monthly rent collection and day-to-day management of your property.

• We can coordinate cleaning, repairs, or maintenance needs, on your behalf 

   during the vacancies and during the initial onboarding of the home.

• We respond to and handle all maintenance requests and other issues within 

   24 hours of the initial call.

• We'll handle the screening, tenant selection, paperwork, walk-through inspection,

   and the final tenant move in.
• Our minimum lease term is 1 year. Equal value of rent will be collected as a

   security deposit. An additional security deposit is required for any pets.
• We work with several local contractors who will provide a great service and

   discounted rates for most repairs. No mark ups on invoices.
• We will handle the move out inspection and note any maintenance items 

   required to re-rent the home. 
• Owners are responsible for lock changes and light touch up painting between

   tenants, as needed. Excessive wear and tear are tenant deductions after move outs.
• All tenants are required to professionally clean the home and carpets before

   each move out. 


   In addition to the services noted above, we perform annual inspections of the 

   property with a licensed contractor.  Each new listing includes a Free home    

   inspection and consultation. Ongoing yearly inspections are billed at only $65.
